What is a Gas Safety Check ?

 

A gas safety check is different from a gas service. It is primarily designed to inspect any gas appliances including boilers, cookers and fires (permanent or portable)to ensure they are working correctly and safely. A gas safety check MUST be carried out by a Gas Safe Registered engineer.

What is included in an annual gas safety check?

Unlike a gas service which will involve a more in depth inspection of gas appliances, pipework, vents and flues, a gas safety check is designed to check the following:

The appliance is operating at the correct operating pressure. There is an adequate air supply to the appliance and that it is burning gas correctly. That flues and chimneys are clear and enable the appliance to emit gases and fumes safely to the outside. That all safety devices on the appliance such as cut out devices are working correctly. Failure to have your gas appliances inspected regularly may lead to harmful gases such as carbon monoxide escaping into your home. See more information about carbon monoxide poisoning here.

Who should have a gas safety check?

Any household that has gas appliances should have an annual gas safety check by a gas safe registered engineer. It should be noted that a gas safety inspection is NOT an alternative to a service and appliances should also be serviced annually to make sure they are running efficiently and safely. If you have an annual service, this will include an annual safety check so you don’t need to do both. Certain households may be entitled to free gas safety checks, particularly those where the elderly or very young are living in the property.
If you are a home owner on means tested benefits it is worth contacting your energy provider to find out if this is available.

Gas Safety Checks for Landlords Landlords of private dwellings, housing associations, B&B owners, holiday rental owners, schools, colleges, hotels , hostels and local authorities are all responsible for ensuring appliances are safe. If you are a landlord, you are required by law to have an annual gas safety check for all gas appliances in your rental properties and provide evidence of this to your tenants in the form of a Landlord Gas Safety Certificate or CP12.

This will be provided by your engineer and will give you evidence that the appliances have been inspected by a Gas Safe Registered engineer.

It should be noted that as a landlord you are only responsible for gas safety checks on appliances , pipework and flues you have provided. If a tenant provides their own gas appliance you are not responsible for the safety check of this BUT you still may be responsible for ensuring the pipework and flue is checked.
